In the wake of a headline-grabbing sneak preview of the immaculately restored interior in June, South Florida’s historic Mai-Kai restaurant finally kicked off an ambitious reimagination of its sprawling 2.7-acre property in July.
“There’s a lot of digging out there,” manager Kern Mattei said in July as work moved along at a rapid pace just outside the doors.
The continuing efforts restoring the guest areas and rebuilding the back-of-house remain free from prying eyes. But the spectacular transformation of the entryway, porte-cochère, and parking lot is on full display to passersby on Federal Highway in Fort Lauderdale. The busy thoroughfare borders the small city of Oakland Park, which recently gave the green light to the final design projects that will turn the somewhat utilitarian driveway into an elaborately themed environment worthy of any theme park.
The project is under the direction of Perry-Becker Design, an Orlando-based landscape architecture and thematic design firm. Perry-Becker’s credits include the recent and ongoing renovations of Disney’s Polynesian Village Resort, as well as other immersive projects at major theme parks, zoos, and resorts across the country. On the ground, specialists from BrightView Landscape Development and COST of Wisconsin bring decades of expertise. The site plan was developed by architectural designers Kravit Architectural Associates of Boca Raton.
It will be a fitting conclusion to the revival of the 67-year-old historic landmark, which became necessary after a roof collapse following an October 2020 storm destroyed the kitchen and shut down the restaurant indefinitely. In September 2021, the founding Thornton family sold a majority interest to Miami’s Barlington Group, led by historic preservationist Bill Fuller. Now, nearly three years and more than $15 million later, Fuller is pushing for a much-anticipated reopening this fall.
Here’s a recap of where everything stands as of early August, including work done throughout June and July.
JUNE: Kitchen and back-of-house become top priority
As guests saw firsthand during the special tours held in early June, the Molokai Bar, showroom and dining rooms surrounding the massive 40-foot main A-frame are now in great shape, thanks to the intricate work by creative director “Typhoon Tommy” Allsmiller and his crew over the past 18 months. Some of the rear dining areas still need some touching up to get them back to 100%, but the main focus over the past two months has been the new 25-foot-long back service bar, staff locker rooms, and a new special needs restroom.
The multimillion-dollar reimagination of The Mai-Kai is an unprecedented project in its size and scope as a local and national historic landmark restaurant. Since worked kicked off in 2022, projects have touched nearly every corner of the 67-year-old, 2.7-acre property in South Florida.
Now, as 2024 brings us into the home stretch, interest is building not only for updates on the status of the renovations, but also for news on a potential reopening date. Closed since an October 2020 roof collapse irreparably damaged the 1970s-era kitchen, The Mai-Kai is on track to have guests return this year. The only question is exactly when?
Unfortunately, that question will probably not be answered with accuracy until it’s much closer to the finish line. Project timelines can change on a dime, and most of the final hurdles will be left in the hands of inspectors and government officials in Broward County and the city of Oakland Park.
Until then, we’ll take any news we can get. We were able to confirm the accuracy of the latest projection, shared on the restaurant’s official Instagram page: “We are now looking at this summer,” said the comment on a Jan. 23 posting in response to questions about the reopening date.
Organizers of The Hukilau, the annual Tiki weekender in nearby Pompano Beach, are making two sets of plans for their June 6-9 event. Plan A would include events at a fully reopened Mai-Kai, while Plan B would feature limited access and sneak previews, perhaps cocktails and entertainment. The general consensus among Hukilau organizers, which include Mai-Kai investor Richard Oneslager and public relations director Pia Dahlquist, is that there’s a 50-50 chance of either plan happening. In the coming weeks, we’ll have more news on The Hukilau, which has included The Mai-Kai in its festivities since its second year in 2003.
In the meantime, we made our first visit of the new year to the property that straddles the Oakland Park border with Fort Lauderdale on Federal Highway. You can find our observations and photos below, along with updates from manager Kern Mattei and creative director “Typhoon Tommy” Allsmiller.
When guests return to The Mai-Kai in 2024, they will be treated to a detailed restoration of the interior of the historic South Florida restaurant, which celebrates its 67th anniversary today (Dec. 28). Walking into the elaborately themed dining areas and rear garden will be like stepping back in time to the early 1970s, when the last major renovation was completed at the Polynesian palace.
But before they even enter the building, they will be greeted with a new entryway and lushly landscaped parking lot that will completely immerse them in a South Seas fantasy world. The design will shield vehicles from the outside world, and vice versa.
While the details of these plans are new, the inspiration comes from original owners Bob and Jack Thornton, and their early vision for the property on the north side of the entrance driveway. Only now, with a new ownership team joining forces with the Thornton family and backed by a multimillion-dollar investment, can that vision be fully realized.
There has been little visible change in the landscaping of the sprawling 2.7 acres surrounding the original 1956 building and its soaring A-frame since the removal of the Bora Bora building in April. Some projects were completed, most notably the restoration and reimagination of the porte-cochère, which will be turned into an outdoor seating area and bar after the driveway is rerouted.
Unlike the work on the interior, which is steeped in mystery, the transformation of the new entryway will be visible to passersby on Federal Highway, aka U.S. Highway 1. The rear of the property has begun to take on an air of secrecy, however, after construction crews recently completed the installation of a new 8-foot-high privacy wall.
Bordering the entire west side of the property along Northeast 20th Avenue, which runs parallel to U.S. 1, the new concrete wall is twice as high as the old one and serves as a visual and noise buffer between The Mai-Kai in the abutting neighborhood of single-family homes.
From the outside, the wall shields the parking lot entirely. You can see the A-frame and the top of the main building, but not much else. Once new trees and vegetation are added and grow in, the restaurant will be totally hidden.
The wall is currently covered with an undercoat of green primer. The final color will be similar, and creative director “Typhoon Tommy” Allsmiller is working on themed designs for the inside of the wall.
Inside, the lot is still a huge expanse of dirt with landscaping and hardscaping yet to begin. But that will change soon. Manager Kern Mattei reports that more crews and heavy equipment should be arriving early in 2024 to begin transforming the exterior spaces of The Mai-Kai into a truly immersive tropical paradise.
Our next story will include an update on the renovations and restoration, plus a full recap of the work completed in 2023. Below, we’ll turn back the clock and look at the legacy of what became known as the Bora Bora Room, plus more photos and details on its removal. Then we’ll catch up with all the parking lot work over the past several months.
With contractors and construction crews moving full-speed ahead on a massive renovation of the infrastructure and exterior of The Mai-Kai, a small team of craftsmen continues to meticulously restore the historic South Florida restaurant’s elaborately themed interior guest areas in exacting detail.
The city of Oakland Park’s recent approval of permits that will allow the major pieces of the $8.5 million project to move forward has grabbed all the attention so far in 2023. But inside the beloved Polynesian palace, creative director “Typhoon Tommy” Allsmiller has been busy in the new year with a wide array of restoration projects.
Completion of porte-cochère roof kicks off many projects to come
By the end of March, the work on thatching the outdoor roofs was progressing nicely after a long pause due to permitting issues. We visited on March 16 to pick up takeout cocktails, then again on March 24 and March 31 for a peek at the progress, both inside and out.
The most noticeable change for guests passing by or picking up quarts and gallons to go this week (April 6-7) will definitely be the completion of the thatched roofs. On March 24, workers were putting the finishing touches on the porte-cochère, which has shielded arriving guests from the elements for the past six decades.
Installed shortly after the 1956 opening, the porte-cochère has been re-thatched and the structure periodically refurbished over the years. But the current project is the most extensive in recent history. [See past coverage]
Later, after the driveway is replaced and landscaping has begun, Allsmiller will work on restoring all the design elements beneath the roof on the center beam and trim. Automobile traffic will no longer pass beneath, allowing guests to sit outside with a cocktail and enjoy the shade and ambience.
Mattei said they plan to reinstall of the canoe that used to hang under the roof, and also restore all the fishnets and lighting. In the meantime, Allsmiller now has a much cooler outdoor area to work alongside his new assistant, fellow Central Florida artist Scott Scheidly (aka Flounder). The large canopy reduces the temperature in the blazing Florida sun significantly.
Next to the porte-cochère, the Bora Bora Room is being readied for demolition. The removal of the 1960s-era building, approved Jan. 11 by the city’s Historic Preservation Board, will pave the way for a reimagined entryway and new parking lot flow. A subcontractor for the job has yet to be named.
Pieces of the Bora Bora will live on, however, after the removal of all vintage decor that can be repurposed. Mattei showed us a pile of lava rock that had been removed, stashed away for use later in the entryway landscaping.
Meanwhile, electricians are busy rewiring the entire property, creating a new grid that will allow for the installation of a half-dozen new air-conditioning units on the roofs. The modern HVAC (heating, ventilation and air conditioning) system will replace the old chiller system and its water cooling tower hidden behind the Bora Bora building.
With the porte-cochère job complete, the company installing the synthetic thatching moved on to finish the uncompleted work on the A-frames over the rear dining rooms. On March 31, work was progressing on the Tahiti and Moorea roofs, which were added during the early 1970s expansion. [See past coverage]
When this is done, the crew from Tiki King will take a break before returning for perhaps the biggest thatching project: Restoring the materials to The Mai-Kai’s towering main A-frame.
This iconic structure, which reaches more than 40 feet at its peak, has undergone changes over the years. Originally, the rear contained thatching while the front portion featured giant screens to let in the air (and rain) to keep the indoor gardens flourishing. [See photo]
While there are no plans to bring back the open-air concept, Mattei said potential designs being debated by the ownership team should give it a more traditional look. We spotted painters on the roof March 24. By March 31, all the undercoating and sealant had been added to the exterior to defend against future leaks.
“It’s finished for now, until we figure out what’s going on,” said Mattei, explaining the process of troubleshooting for pesky leaks before the thatching and final paint job are done. The artwork on the front will be restored by the painter who did the original five decades ago.
Around the back of the building, crews were up on the refurbished flat roof, installing support beams to hold all the new air-conditioning units. The first of these half-dozen new AC boxes was sitting in the back-of-house space that used to house the kitchen, before the October 2020 roof collapse that forced its removal and shut down the restaurant.
Mattei said there’s no rush to rebuild that area until after the underground plumbing is reinstalled to modern standards. The previous kitchen dated back to the 1970 expansion.
However, there is much work ongoing inside the back of house area that survived the roof collapse. Since the permit approvals, a large portion of the existing space used by staff was gutted in preparation for its reimagination.
There was no fancy groundbreaking or ribbon cutting, but March 6 was a significant date in the long journey toward the restoration and reimagination of The Mai-Kai, southeast Florida’s historic Polynesian restaurant. That’s when work officially began on three different projects that had been stalled for months awaiting building permits.
The city of Oakland Park’s Development Review Committee approved the site plan at a Jan. 26 meeting, but details remained to be ironed out as they made their way through the governmental process before permits could be issued. Committee approval was considered to be the final hurdle, so the wait to get started seemed interminable for the owners and staff, who have been planning the massive renovations for nearly a year while working on smaller restoration projects.
But even those projects became bogged down due to The Mai-Kai’s status as a local and national historic landmark. For example, work on replacing old thatched roofing, which began in late summer, had to stop in October and await multiple approvals. On Jan. 11, the city’s Historic Preservation Board unanimously approved both Phase 1 and Phase 2 of the ambitious $8.5 million project.
That left the 10-member Development Review Committee, composed of officials from various departments and disciplines across the city, to weigh in and give the project a green light. The approval, also unanimous, ended up being a flashing red light for five weeks as the general contractor and others waited at the starting line, engines idling.
The three long-awaited permits finally came through on Friday, March 3, joining an earlier approval that will together enable The Mai-Kai to move full-steam ahead in an effort to re-open the beloved restaurant in late 2023. It has been closed since Oct. 25, 2020, when a catastrophic roof collapse over the kitchen rendered the 26,000-square-foot restaurant unable to serve diners for the first time in its 66-year history.
After more than two years of downtime, not a minute was wasted in kick-starting work on multiple fronts last week. While you may not yet notice anything new as you drive by the 2.7 acres at 3599 N. Federal Highway (aka U.S. 1) northwest of coastal Fort Lauderdale, there’s a lot going on inside and to the rear of the property. Work started on Monday, March 6, and by the time I visited on Thursday, March 9, the property was abuzz with activity. “It’s been kind of a whirlwind” since the permits were approved, said manager Kern Mattei, who deals with most of the on-site logistics. “We’ve been super busy.”
Guests picking up take-out cocktails this week should be able to get a peek at some of the action. Just be aware that construction may require the closure of some areas of the parking lot, so keep an eye out for updated directions and those ubiquitous orange cones.
Mattei gave me an overview of The Mai-Kai’s current state along with plans for projects relating to all three permits, graciously allowing me a peek behind the scenes on March 9. Many of the photos above and below were taken during that visit. Here’s a synopsis of the three permits issued March 3 and the projects they encompass:
* Removal of the Bora Bora building. An essential first step in the total reimagination of The Mai-Kai’s entry and parking lot experience, this will be the first project to be completed. Mattei said that the demolition job is out for bid by the general contractor. Once a firm is selected, the removal of the building will likely happen quickly, since the permit expires May 2. In the meantime, Mattei said, he and creative director “Typhoon Tommy” Allsmiller are overseeing the removal of all salvageable pieces from the historic building, which dates back to the early 1960s and has been vacant since it was damaged by Hurricane Wilma in 2005. Once the building is removed, the massive landscaping project can begin.
* Repair and restoration of the porte-cochère and thatched roofing. Already underway since last year but now four months behind schedule after work was halted, this project was quickly re-started last week. Workers on hydraulic lifts were busy shoring up the crossbeams of the soaring A-frame structure. Allsmiller will lead an effort to repair the stylized extension on the peak of the A-frame, restoring it back to its original design. Realistic synthetic thatch approved by the city will then cover the entire roof. The thatching project will also include The Mai-Kai’s massive main A-frame, along with the two smaller peaked roofs over the back dining rooms that are nearly complete. Wood, thatch, and other materials were already on site March 9, awaiting installation by South Florida’s Tiki King. The porte-cochère permit doesn’t expire until Aug. 30. A separate re-roofing permit is “in review,” the step before approval. The previous roofing permit expired March 2.
* Interior renovation, including a new bar and kitchen. Also running through Aug. 30, this over-arching permit allows The Mai-Kai to install a temporary kitchen in space that onece contained back-of-house offices. A permit that was issued last May (expiring Aug. 8) covers the installation of a new air-conditioning system on all of the completed roofs. Steel beams that will go onto the roof to support the AC units are ready and waiting, painted to blend in with the decor. The general contractor was working in the old staff locker rooms March 9, peeling off the drywall and ceiling. I did not get a look at this, since it was a hard-hat area, but we know from the plans that this will be the location of the new permanent back bar. The provisional kitchen is a stopgap measure to get the restaurant up and running as quickly as possible, albeit with a limited menu. The buildout of a full kitchen will be part of Phase 2, estimated to be a year or more down the road. The second phase will also include the event center, which will be built next to the kitchen in what was once storage space.
Tiki fans packed a conference room early on the first day of Inuhele: Atlanta’s Tiki Weekend on Jan. 20, eager to hear and see details of the upcoming multimillion-dollar refurbishments planned for the historic Mai-Kai restaurant in South Florida. The Atomic Grog was happy to oblige, presenting exclusive photos, renderings and video of the project that is poised to shift into high gear in the coming months.
Jim “Hurricane” Hayward sprinkled the presentation on the 225-seat room’s large screen with new images and architectural plans. Appearing via pre-recorded video, creative director “Typhoon Tommy” Allsmiller took viewers on 10-minute walk-through of his work in The Molokai bar, one of the restaurant’s oldest dining rooms, plus a stroll through the gardens. The video received a great response after the interior designer and craftsman urged attendees to enjoy their Mai-Kai cocktails after the presentation.
Other upcoming projects were detailed for the first time, including new Mai-Kai mugs and other merchandise by contemporary Tiki artists, plus a signature rum blend from two historic Caribbean distilleries. After digesting all the news, the approximately 175 guests were invited to quench their thirst with authentic Mai-Kai cocktails in a poolside VIP lounge for a meet-and-greet event.
The fourth Inuhele event was held Jan. 20-22 at the Atlanta Sheraton Downtown, just two blocks from the historic Trader Vic’s location, where many attendees paid a nightly pilgrimage. Highlights included a wide array of presentations all three days, an authentic luau, rocking live bands, a marketplace featuring many top artists and craftspeople, daily room parties and special events, plus more. It was a pleasure to share all the latest exclusive information on The Mai-Kai refurbishment plans with an enthusiastic audience. It was the first presentation on the first day, and the line to enter the “Jungle Room” stretched down the hall and into the lobby.

Inuhele, which started in 2018 as the Atlanta Tiki home bar tour, means “cocktail journey.” So I thought it was only fitting to kick off the show by talking about my personal cocktail journey at The Mai-Kai. My fascination with the delicious drinks, and the Tiki revival in general, started there around 15 years ago and is still going strong. Past presentations at The Hukilau and The Mai-Kai have included deep dives into the cocktails, the menu, and the restaurant’s historic rum collection. In 2022, we turned our attention on the blog to the massive renovation project, posting exclusive news and photos as work progressed. When the opportunity arose to share our insights at Inuhele, we jumped at the chance.
None of this would have been possible without the crucial cooperation and assistance of several key members of The Mai-Kai team who have be extremely helpful over the years with all of our coverage: General manager Kern Mattei and public relations director Pia Dahlquist. Also mentioned at the top of the presentation was the leader of the new ownership team, Bill Fuller, a founder of both real estate development firm Barlington Group and restaurant management group Mad Room Hospitality.

CHAPTER 1 – The Legacy
While most Tikphiles in attendance knew quite a bit about the 66-year history of The Mai-Kai, we couldn’t discuss the significance of the current renovations without a brief tour through the past. Opened Dec. 28, 1956, in the small Fort Lauderdale suburb of Oakland Park, The Mai-Kai became a local and national historic landmark in 2014.
The dining rooms were outfitted with authentic artifacts from Polynesia, along with much work by budding restaurant decor firm Oceanic Arts. Massive Tikis by legendary carver Barney West were installed in the early 1960s. Sadly, only one survives. But it’s due to be restored as part of the refurbishments.
The Mai-Kai’s Polynesian Islander Revue was the longest-running authentic South Seas stage show in the United States (including Hawaii) until the 2020 closing due to a roof collapse over the kitchen and back-of-house area. The show’s original bandleader, Toti Terorotua, came from Don the Beachcomber in Hawaii and continued to perform until shortly before his death in 2020. Inuhele guests were treated to the sounds of Terorotua & His Tahitians, his band from the 1950s, before and after the presentation.
Launched in 1962, the stage show is poised for a comeback under the leadership of Mireille Thornton. She started as a dancer, soon became the show producer and choreographer, then married owner Bob Thornton. The family, led by daughter Kulani Thornton Gelardi, remains part of the ownership team and will continue to run the restaurant and serve as its creative force.
The Mai Kai was already considered a landmark when it expanded in 1970. The $1 million project (see image above) included new dining rooms, lush landscaping of what is now the Tiki gardens, and the construction of the 7,000-square-foot back-of-house section that was compromised in October 2020. Also added were the kitchen’s rare Chinese wood-burning ovens, which were saved and will be relocated.
Also added: A redesign of The Molokai lounge using decor salvaged from the Marlon Brando film Mutiny on the Bounty (1962). The nautical theme extends to the entrance area and back of house. One of the bar’s signature features is windows that are covered in a constant faux rainstorm that adds to the illusion of being trapped in a turn-of-the-century seaport saloon.
The 1970 additions would be the last major construction project at The Mai-Kai until 2022. For the next five decades, the restaurant cemented its reputation as the most grand Polynesian palace built during the mid 20th century.
CHAPTER 2: The Deluge
The Mai-Kai managed better than most during the early days of the pandemic in 2020. While indoor service shut down, cocktails and food were available to go, and the restaurant fully reopened after two months. But the old adage “when it rains, it pours” proved to be true (literally) when a massive storm hit in late October at the same time a pipe burst in a main sprinkler system line, leading to the collapse of the roof over the 1970s-era kitchen.
When The Mai-Kai completes a multimillion-dollar renovation, guests of the historic restaurant will be treated to several major enhancements, including a more immersive arrival experience and a new banquet hall.
The head of the new ownership group broke the news and unveiled artist renderings during an online presentation for the city of Oakland Park and The Mai-Kai’s neighborhood residents in late April.
Also crucial to the reopening plans for the 65-year-old Polynesian palace, the refurbishment includes upgrading the aging roofs and air conditioning system, along with the ground-up construction of a new kitchen.
Fans of The Mai-Kai’s vintage look and feel should not fear these changes, however. The chief executive who leads both the land management firm that bought a controlling interest and the hospitality company that will be operating The Mai-Kai says there are no plans to alter the experience once guests walk through the doors.
This includes a planned revival of the Polynesian Islander Revue, the longest-running authentic South Seas stage show in the United States, including Hawaii. From the nautical-themed Molokai bar to the dining rooms named for South Seas islands, a night at The Mai-Kai will remain a transportive time capsule considered to be the last grand mid-century Polynesian supper club in the world.
“There are thousands of beautiful historic properties all over the world that are sitting vacant without their proper use, said Bill Fuller, managing partner of Miami’s Barlington Group “This is just an amazing example of a historic property that is sustainable.” Fuller’s real estate development company specializes in revitalizing cultural institutions and neighborhoods across the country.
In a question-and-answer session after the April 26 meeting to share the “plans and visions” for the reopening, Fuller spoke in realistic terms about how to best preserve The Mai-Kai: “Although we are restricted based on the historic preservation, it is absolutely imperative that we are successful from a business perspective so that we can preserve all the other great attributes of The Mai-Kai,” he said. “Not just the architectural features, but the entire immersive experience including the shows, the music, the food, the drinks.”
The new ownership team, led by Fuller’s Tiki Real Estate LLC, paid $7.5 million for The Mai-Kai and took out a $6 million mortgage. The real estate purchase is valued at more than $16 million. “Over the last few months, we have been developing plans and securing permits,” Fuller said at the start of the neighborhood participation meeting. “We anticipate reopening in the fall of this coming year.”
“We care deeply about the community of Oakland Park and are grateful for the outpouring of support we’ve had,” Fuller said. After the presentation, a neighborhood resident praised the plans and said he was thrilled that The Mai-Kai will be returning as a staple destination in the area. “It will be a great day to see it open,” he added.
A blessing in disguise? Roof collapse leads to ownership change, renovations
The Mai-Kai is a local and national historic landmark, a beloved Polynesian restaurant that opened on Dec. 28, 1956. For more than six decades, it resolutely withstood the tests of time and gained a loyal worldwide following among of generations of guests.
But all that changed suddenly and dramatically in October 2020, when a blast of intense tropical weather led to the collapse of the aging roof over the kitchen. The damage rendered a large swath of the back-of-house beyond repair. This rear addition, which featured a flat roof and was not part of the original A-frame, was built during an expansion in the early 1970s.
Facing the biggest crisis in the restaurant’s history, The Mai-Kai owners signed a deal late last year that ensures both the future of the enduring brand and the family legacy started by brothers Robert and Jack Thornton. The family matriarch and widow of Bob Thornton, former Polynesian Islander Revue performer Mireille Thornton, will remain the show’s creative director as well as The Mai-Kai’s heart and soul.
Key family and management will continue to steer the ship, but the future of The Mai-Kai is now in the very capable hands of Fuller and his companies. Several Barlington Group properties – including Ball and Chain and Taquerias El Mexicano in Little Havana’s historic Calle Ocho – are also managed by Mad Room Hospitality.
“We’re looking forward to working closely with the Barlington Group and Mad Room Hospitality to sustain The Mai-Kai the world has come to know and love,” the family said in the announcement of the sale in September.
Fans and followers of The Mai-Kai have been on the edge of their seats ever since, wondering what was going to happen to their beloved Tiki temple. Now, finally, we’re about to find out what Fuller and his team have in store for us.
“For over 60 years, The Mai-Kai has hosted millions who enjoy an immersive Polynesian experience,” Fuller said at the top of his Oakland Park presentation. “My companies formed a partnership with the Thornton family and we are collectively investing heavily to restore The Mai-Kai so that we can all enjoy it for the next 60 years.”
After 11 months of uncertainty, loyal patrons of The Mai-Kai finally have a reason to raise a Barrel O’ Rum and celebrate. The founding owners have announced a joint ownership agreement that will not only infuse at least $5 million into the refurbishment of the 64-year-old Fort Lauderdale landmark, but also allow it to reopen in all its historic glory.
It’s been a rough year since a vicious October 2020 storm collapsed part of the roof and debilitated the kitchen and back-of-house operations. But the family that has operated the iconic Polynesian restaurant since 1956 has charted a new course with the help of a South Florida real estate investment and development company that specializes in restoring historic properties.
The bombshell was dropped Sept. 28 in an email and social media announcement titled “The Mai-Kai update you have all been waiting for.” The owners made public their joint venture with Miami’s Barlington Group and Mad Room Hospitality. No strangers to reviving beloved cultural institutions, the companies have been instrumental in revitalizing Ball and Chain and Taquerias El Mexicano in Little Havana’s famed Calle Ocho.
“We really understand what it’s like to be stewards of an older brand, where authenticity and heritage is very, very important,” Bill Fuller, a founder of both companies, told TV news station CBS 4 in Miami. “It’s outstanding to see the outpouring of folks and feedback from all over the world about how meaningful and how important The Mai-Kai has been in their life.”
The Mai-Kai began looking for partners in late 2020, when the scope of the damage and extent of the needed repairs became clear. After “considering numerous interested parties,” the announcement said, the search ended with the Miami group “when we met their team and recognized the passion they share for honoring and preserving the legacy of The Mai-Kai.”
That’s sure to please the restaurant’s passionate followers, who continue to show their support by ordering takeout cocktails and attending special outdoor events at 3599 N. Federal Highway in the suburb of Oakland Park. Until Sept. 28, they had been sharing their fears and frustrations online almost daily. A “Save The Mai-Kai” petition has nearly 12,000 signatures.
The Mai-Kai thanks ‘devoted fans and guests,’ promises restoration to ‘former splendor and beyond’
While the news on the ownership change was the top headline, the founding Thornton family made sure to show its appreciation to its customers first and foremost: “Most importantly, we want to thank you, our devoted fans and guests, for your continued support even while our doors have been closed,” the acknowledgement said. “You are a part of The Mai-Kai story, and we’re humbled by the outpouring of love and concern we’ve received. Rest assured, we are doing all we can to restore this beloved local institution — our family’s three-generation legacy — to its former splendor and beyond.”
The news resoundingly dashed all fears of a corporate takeover – or worse, the fate of a bulldozer. To the contrary, it appears that The Mai-Kai will return fully intact. “We’re looking forward to working closely with the Barlington Group and Mad Room Hospitality to sustain The Mai-Kai the world has come to know and love,” the announcement said. “We’re excited to bring back The Mai-Kai better than ever before — and for you to be a special part of it!”
We won’t receive a reopening date until the restoration and repairs are nearing completion, but a member of the Thornton ownership team said during The Hukilau a week before the announcement that we could be back inside the historic doors in eight to 12 months. Kulani Thornton Gelardi also foreshadowed the big news by saying that the guest areas of the restaurant will remain “85 to 90 percent the way it is now.” Gelardi, daughter of family matriarch Mireille Thornton, said they “want to make sure the building can exist for another 64 years.”
Speaking to the crowd at the “Save Paradise Party” outside the entrance to The Mai-Kai on Sept. 18, Gelardi promised that “we will reopen,” adding that guests won’t notice much changed “when you walk in that door.” She also spoke of her family, and how much it means to pass along the business to her children and grandchildren.
The news on the ownership change was supposed to take place during the annual Tiki weekender that draws devotees to Fort Lauderdale and The Mai-Kai from around the world. But the ink wasn’t dry on the million-dollar deal until the following week, so the official announcement was delayed.
More details were unveiled Sept. 29 in an official announcement on The Mai-Kai’s official website: “This strategic joint venture will resurrect the renowned Mai-Kai Restaurant and Polynesian Show, the most unique dining and entertainment experience in South Florida since opening its doors over 6 decades ago.”
New owners ‘humbled’ and ‘honored’ to be able ‘preserve the legacy” of The Mai-Kai
The announcement introduces the new owners, led by Fuller – a Miami real estate and hospitality executive. “We are humbled to have been selected and honored to have the opportunity to restore this iconic landmark,” Fuller is quoted as saying. “We are committed to working with the family to preserve the legacy and expand upon its rich history for generations to come.”
Fuller co-founded Barlington Group in 2004 and Mad Room Hospitality in 2014. “We look forward to working with the Thornton family and Mad Room Hospitality, in doing the same with The Mai-Kai so that many more generations can enjoy this one-of-a-kind, beloved South Florida institution,” he said.
Similar to Ball and Chain, The Mai-kai is “truly is an iconic venue, not just for South Florida but for the United States and the world,” Fuller told Miami TV news outlet NBC 6. “It’s an opportunity to really preserve that legacy and that heritage.”
The Barlington and Mad Room Hospitality team, backed by investors, will assume majority ownership and management responsibilities. Their main focus will be on modernizing and streamlining the kitchen and back-of-house operations, not changing the style or look of the restaurant that remains chock full of vintage art and design flourishes, along with many South Seas artifacts collected by original owner Bob Thornton.
The decision to sell a controlling interest in The Mai-Kai to the Miami group did not come lightly. “We received interest from several investors wanting to partner with us in reopening The Mai-Kai,” Gelardi said in the website announcement. “We ultimately decided to select Bill Fuller and his companies because of their passion and commitment to maintain the authenticity and legacy of The Mai-Kai.”
Gelardi added: “We are very excited for this partnership and eagerly anticipate reopening our doors and welcoming back our loyal fan base to enjoy our delicious food, tropical drinks, thrilling entertainment, and unique ambiance that transports visitors to the South Seas.”
The website does not offer a firm timetable, however, stating that the “pending reopening date is scheduled to be announced after the restoration and repairs are complete.” One look at the state of the world today gives us a clue as to why the timeline will likely remain fluid. News reports are filled with stories documenting supply-chain disruptions, labor shortages, inflated costs and various other woes.
The repairs and renovations are challenging, but they should be manageable considering the team that has been assembled. The new joint venture gives The Mai-Kai a solid foundation and very capable partners with which to build a new future.
The Mai-Kai cost new partners $7.5M with renovations expected to boost value to $16M
The deal was backed by American National Bank, a Broward County community bank that provided debt financing. It includes a complete real estate transfer to the new ownership group, a transaction “in excess of $16 million, including artwork, intellectual property and future improvements to the business,” the website announcement says.
This is far more than public records indicated The Mai-Kai was valued at, which speaks volumes for the historical significance that isn’t always reflected in simplistic property appraisals. Property records show the building valued at a minimum of $3.97 million and the property valued at $570,000. The 2.69 acres fronting Federal Highway, north of Oakland Park Boulevard and south of Commercial Boulevard, includes a 150-space parking lot abutted by a bank and several furniture showrooms.
When the owners of The Mai-Kai announced in December 2020 that the historic restaurant and the several acres of land the mid-century marvel has occupied since 1956 were possibly for sale, the first reaction from most longtime customers was shock and fear.
Shock that the seemingly indestructible Tiki temple had been taken down, not by the coronavirus pandemic or hurricane-force winds, but by a vicious rainstorm that caused irrecoverable damage to the kitchen that was beyond the capacity of the family-run operation to fix. And fear that the announcement that the owners were seeking partners (or buyers) meant the end of the world’s most well-preserved example of a Polynesian supper club on the grandest of scales.
They flooded social media channels to commiserate, but those emotions did not lead to resignation or despair. Rather, it lit a fire under the legions of followers that had come to love and cherish The Mai-Kai over its many decades of operation.
UPDATE:‘Save The Mai-Kai’ petition tops 10,000 signatures
Primed by the don’t-just-sit-there ethos of the pandemic, these passionate boosters quickly turned their frustration into action. The most shining example of this united front of support can be found in a petition posted on Change.org on Jan. 23. After just two days, it topped 2,600 signatures. Three weeks later, the “Save The Historic Mai-Kai Restaurant & Polynesian Show” petition was closing in on 10,000 signees. It passed that mark on Feb. 22 and has a new goal of 15,000.
The petition is aimed at Mayor Jane Bolin of Oakland Park, the Fort Lauderdale suburb that has always been an ally of its most famous business. Also named is Broward County Commissioner Lamar Fisher, whose district includes the restaurant that faces Federal Highway (aka U.S. 1) just a few miles from the area’s famous beach.
It urges supporters to sign the online petition to let the officials “know that you don’t want to lose this iconic fixture that makes Oakland Park a global tourist destination and revenue source for so many.” On top of the signatures, more than 270 people took the time to post comments, lamenting the potential loss of a beloved part of their lives.
“The Mai Kai is an icon of authentic Americana in Fort Lauderdale, a place that visitors from across the U.S. and from abroad expect to find in this city – because there is nothing like it anywhere else,” wrote author Sven Kirsten, who featured the restaurant in The Book of Tiki, his influential treatise on Tiki culture.
For others, it was very personal. Holly Kriss wrote: “This is an important cultural landmark which must be saved at any cost! One of the reasons we moved permanently to FL was because of the MaiKai!!” Added Kathryn Pease: “My family and friends go to the Fort Lauderdale area specifically to go to the Mai-Kai.”
Julie Perkins summed up the feelings of many perfectly: “The Mai Kai is historically important architecturally and culturally. It is no hyperbole to say that there is nothing like it anywhere else in the world. Other tiki restaurants exist, but very few have been in operation for over 50 years, and none with the combination of architecture, live show and gardens that attract visitors from around the world as the Mai Kai does. My family and I visit Ft. Lauderdale from Texas once or twice a year solely because of the Mai Kai.”
Fans gather on Facebook to offer support, share experiences
In addition to the petition, a new “Save the Mai-Kai” group exploded on Facebook, gathering more than 730 like-minded members in just two days and 1,400 four days after forming on Jan. 21. It’s now nearing 2,000 members and has become the site of shared emotions, from angst to despair to hope. Many take the opportunity to share family photos of their trips to The Mai-Kai, some from decades ago.
The description says the purpose of the group “is for tiki fans worldwide to band together and see what we can do to save this incredible treasure.” The group’s only rules are “Be civil” and “Be respectful.”
By all accounts, members are not just respectful but also reverential and reflective. One member shared a photo of his parents enjoying cocktails at The Mai-Kai in 1962, noting that “57 years later I finally went in 2019. Not sure why I waited so long to go.”
On April 20, The Hukilau announced that its 19th annual Tiki weekender scheduled for June 3-7 in Fort Laduerdale was being postponed by the coronavirus pandemic.
